Flow of Room Search in Japan
1) Confirmation of conditions
(Room rental fee, management fee, surrounding environment, convenience to commute, floor plan, room size, etc.)
2) Conduct a preliminary inspection and confirm rental conditions, etc.
In particular, in addition to the above conditions, restrictions on use (pets, room sharing, musical instruments, office space, etc.) should also be confirmed.
3) Conclude a contract
If you like the property after the preview, you will first confirm the general conditions, etc., and then proceed to the contract process.
Please prepare the necessary documents (passport, certificate of residence, certificate of income, certificate of employment, certificate of enrollment, etc. (in the case of joint guarantor, certificate of income and certificate of seal impression of joint guarantor)) for the conclusion of the contract.
Before signing the contract, our agents will explain the contents of the contract and important matters to the client.
Then, after the all documents are submitted, it will be conducted a screening (about one week) to determine whether or not you can move in. Depending on the contents of the submitted documents, you may not be able to move in.
(4) Make the necessary payments.
In most cases, an initial fee equivalent to 5-6 months rent is required (varies by property).
The breakdown is
a) Advance rent: for the following month (if you move in in the middle of the month, the current month's rent (pro rata) and the following month's rent (pro rata)) + management fee
b) Deposit and key money (contract fee): 1 month each (some apartments have no deposit or key money)
c) Key replacement fee: 20,000 - 30,000 yen
d) Cleaning fee when moving out: 40,000-50,000 yen
e) Guarantee fee Initial guarantee fee: 50% to 100% of rent plus management fee, annual renewal 10,000 yen or more
f) Fire insurance fee: approx. 20,000 yen
Payment will be made not only to the owner but also will be the agent.
g) Brokerage fee: 1 month's rent + consumption tax (10)
5) Receive the key and start living
Once all payments and contracts are completed, you can start living in your new residence.
